San Ramon July Market Update

San Ramon market snapshot of real estate activity for July 2020.  Here are the numbers for single family detached homes:

  • 101 single family detached homes were listed at an average price of $1,296,916
  • 92 homes went under contract compared to 74 in 2019
  • 107 closed sales vs 91 in 2019
  • Average price of sold homes in July was $1,286,085 which is up 4% over 2019 at $1,234,966
  • 12 days on market versus 25 days in 2019
  • List price to sale price  was 1% over list price
  • Lowest priced home at $630,000 in the Sunny Glen neighborhood on 11 Helix Dr.
  • Highest priced home at $2,659,000 at 33132 Ashbourne in Norris Canyon

The San Ramon  condo/town home market also faired better than 2019

  • 43 new listings in July
  • 27 closed sales
  • Average price $702,220 vs $684,888 in 2019, up 3%
  • Day on market averaged 26 versus 39 for the previous year
  • Sales price to list price was right at 100%
  • Lowest priced condo $350,000 in Reflections, a 420 sq ft 1 bedroom 1 bach unit
  • Highest priced condo $880,000 for a 3 bedroom 2300 sq. ft. condo in Windemere on Fioli Loop

We will more than likely not know what the full impact of COVID 19 will have on the real estate market for several months because of the moratorium on evictions and foreclosures, yet what I can say for sure right now the San Ramon maret is going gang busters with only 42 detached homes and 42 condos currently on the market. This is less than one month's inventory.
