How's the San Ramon Real Estate Market Look

 

 

As we progress into the Summer months, San Ramon home sale activity is picking up ever so slightly. There were 106 new listings in June for all of the single family detached homes, ranging in price from $649,000 to $2,600,000.

Nnety homes went under contract in June and we had 58 closed sales. Here is an overview of the closed sales:

  • 58 Units sold
  • Median Sales Price $1,195,000
  • Average Sales Price $1,234,000
  • Average days on market 18
  • Sales price/list price ratio 99%

The lowest priced home was in Sunny Glen on Dogwood at $775,000 for a three bedroom two bath, 1300 square feet home and the highest priced home sold was in Norris Canyon at $2,600,000 on Wycombe 6223 square foot, 5 bedroom, 5.5 bath home.

Currently there are only 61 active listings in San Ramon, which equates to less than one months supply of homes.

Comparing the numbers to June 2019, average sales price is down five percent and the median sales price is down three percent. Yet year to day figures indicate that we on exactly on par with 2019; $1,242,268 (2019); $1,251,446 (2020).

While open houses are still banned, buyers and sellers are getting used to this new model of selling real estate. As of right now the San Ramon real estate is in demand with one home that recently sold $130,000 over list price with 22 offers.
